Our three phases are separate and distinct enough that you could plan and build with Backyard ADUs or plan with Backyard ADUs and hire your uncle as your General Contractor.

01 - Order a Feasibility Study

Before wasting time and money find out what’s possible–

Cost: $600

What is the study?

The study is a detailed review of your property and local zoning rules to tell you what is possible.

You will get:

  • Unlimited phone/Zoom consultations

  • 1 in-person home visit to gather data and brainstorm ideas

  • A full report detailing what you can do.

The report covers:

  • Zoning requirements including setbacks

  • Water, sewer, and electrical connections

  • Impact from changes in grade (hills)

  • Clearing needs

  • Site access

  • Driveway installation

02 - Plan, Customize, and Lock-in Pricing

Now that you know your project is feasible, it’s time to start the real work.

Cost: $5,000 deposit

The Project Plan:

Before accepting your deposit we prepare a custom project plan that:

  • Explains how your deposit will be used

  • Provides a timeline

  • Acts a contract for the planning

Zoning and Permitting

  • We do a detailed review of the local zoning bylaw to determine what’s possible

  • Communicate with town officials to verify information

  • Prepare all permit applications required for the projects

  • Represent you at any required public hearings

Lot Designs

  • Optimal build locations based on lighting, views, noise, cost, and other site features

  • Site plan showing relative location OR fully surveyed depending on conditions

Customize a Design path

  • Choose a design path based on what will work best on your lot.

  • Customize the design path to fit your needs and the unique characteristics of your plans.

Fixed Pricing

  • Guaranteed, fixed-price construction contract

You won’t pay for our estimating errors, we will. Enjoy confidence that the price of your project will not change.

03 - Build Your Home!

Finally, we are ready to build. Move-in could be in as little as 3 months.

Typical timeline:

Order Home Components: ~6-7 months

As soon as we have the official clear to build, we will order our home components from our offsite construction partner. Off-site components take anywhere from 6-7 months to be completed.

 

Site Work Begins: 1-2 weeks

We install the foundation & utility lines.

 

Set Day: 2 days

The components are delivered on day 1 in the afternoon. On day 2 we set them with a crane and make them watertight.

 

Finish Work: 4-8 weeks.

After the set, we need to finish siding, paint, flooring, and other customizations such as vaulted ceilings, hardwood floors, tile work, or cedar shingle designs.
